After a few weeks of moving in and unpacking we finally got around to replacing the now-broken boiler. So it worked when we started construction but the day the team went to turn it back on, they decided it was a “bomb” ready to go off in our garage. Cool.
We tried to live in the house during winter without the radiant heating until we finally got a chance to call in the experts. We were hoping to get an electrical boiler for the radiant floor heating system, but apparently there are none on the market for residential use that are cost effective. So the decision was made to go with a tankless (gas) combi-boiler to replace both the radiant boiler and water heater at the same time.
Pictures below of the old and new boiler and water heater set-up. It’s nice and cozy in the house now. Next winter our goal is to get the fireplace cleaned and inspected so perhaps we could light a small, clean-burning fire for the holidays. 😉

Wondering what brand of boiler your got and – if you recall – who installed it? Getting prices to replace the original boiler in my Calude Oakland Eichler (in San Anselmo) and came across your blog… An Eichler in original condition just came on the market near me: 11 Katrina Lane, San Anselmo. You might want to check it out… your next project?!
Hi, thanks so much for reading the blog. Happy to help with boiler information. The spec for our new gas combi-boiler is: HeatTransfer Products (HTP) wall mount combi boiler 140,000 Btu/hr. It was installed by John Owens Services, Inc. http://www.johnowensservices.com I’ll definitely check out the San Anselmo Eichler, thanks for sharing! I’m always looking for a new project.
